Party Wall Awards & Boundary Matters

Under the Party Wall Act 1996 there are statutory procedures to be followed when works are carried out either directly to a Party wall / structure, or where any excavation works are carried out within 3 or 6 metres of a neighbouring property, or when building a new wall up to an existing boundary. This will involve serving the appropriate party wall notice and compiling party wall awards.

Our surveyors have extensive experience and are frequently asked to manage projects where multiple adjoining owners are affected by the works and timely involvement is required to meet the requirements of the Act. If you are an adjoining owner where neighbouring works are affecting your property, we can be appointed to advise and negotiate with the Building Owner on the required procedures to be followed and help reach a party wall agreement cost.

Where there is a disagreement or clarification required on the position of a legal boundary we will review title deeds, land registry and associated legal documents and arrange for a site survey to be undertaken. We will then prepare an expert report summarising the information and where appropriate prepare plans plotting the assessed position of the boundary.
