Under the Party Wall Act 1996, certain works near or on a boundary require formal procedures. These include works directly affecting a party wall or structure. Excavation within three or six metres of a neighbouring property may also require notice. Building a new wall along a boundary line triggers similar requirements. In all cases, a party wall notice must be served, and a party wall award may be needed.
