Project Summary:

We undertook a thorough inspection of a flat roof at ground-floor commercial premises occupied by Costa Coffee to identify the causes of persistent water ingress. The property, a mid-terrace building with residential flats above, was experiencing leaks through the suspended ceiling into the retail unit during heavy rainfall.

Our investigation revealed that the existing asphalt roof, covered with stone chippings, suffered from poor drainage and shallow falls, leading to significant standing water. Key issues identified included a heavily deteriorated timber access door with significant rot, localised splits in a previous temporary liquid rubber repair, and inadequate flashing heights below the recommended 150 mm.
