Project Summary:

Focus Consulting was instructed to investigate a significant water ingress issue at a mid-terrace, four-storey property in Hove. The ingress resulted in a partial ceiling collapse, rendering the property currently uninhabitable.

Our inspection utilised drone technology to assess the roof, which had been recently recovered with Redland 49 concrete tiles. We identified several critical defects, including suspected flashing failures, inadequate lead dressing in tile channels, and a lack of required ventilation and insulation. Our report provided a comprehensive set of recommendations to rectify the ingress, including leadwork adjustments, installation of ventilation to meet Part L Building Regulations, and further investigation of hidden flashing details.
