Defect Analysis: Water Ingress Investigation – Patcham
FOCUS CONSULTING PROJECT
Client:
Private
Project Summary:
We were instructed to investigate persistent water ingress affecting the bathroom ceiling. The ingress, which occurred during both dry and wet weather, was reported to drip through the suspended plasterboard ceiling near the extractor fan.
A comprehensive inspection confirmed that the area under the bath, toilet pipework, and towel rail valves was dry and free from leaks. Further investigation within the loft space identified that the cause was not plumbing-related but rather an issue with the ventilation ducting. Water was found collecting on the exterior, likely due to faulty ridge ventilation terminals.
