Our team took part in a CPD session on commercial solar PV, presented by Richard from UK Energi. The session explored the key considerations when assessing solar installations for existing commercial buildings. It highlighted why successful solar projects should start with understanding the building, rather than the panels themselves.
Assessing the Building for Solar PV
Before installing solar panels, several factors need careful consideration. These include roof condition, remaining asset life, structural capacity and asbestos considerations. The session also covered fire safety, building regulations, planning requirements and electrical infrastructure. In addition, Richard discussed system design, DNO applications, grid capacity, installation and commissioning.
For building surveyors, considering these factors early can help identify potential issues. For example, the condition and remaining lifespan of a roof should be considered before installing a new solar system. Structural capacity and existing defects may also require further investigation before installation proceeds.
Understanding Energy Demand
The CPD also highlighted the importance of understanding how a building uses electricity. Half-hourly energy data can provide useful information about energy demand, base loads and seasonal variations. Importantly, two buildings can have similar annual energy consumption but very different operating patterns.
Therefore, solar systems should be sized according to actual energy demand and the client’s objectives. Using all available roof space may not always provide the most suitable solution. For instance, excessive electricity export may reduce the commercial value of an oversized system.
Planning for Successful Solar Projects
Furthermore, the session explored common installation risks, warranties and ongoing maintenance requirements. The importance of identifying DNO constraints early was also discussed. Early consideration can help reduce unexpected costs and potential project delays.
Ultimately, a building-first approach can support better-informed decisions about the suitability of commercial solar PV. As renewable energy becomes increasingly relevant to commercial property, these considerations are becoming more important.
At Focus Consulting, our building surveying team can advise on the condition and suitability of existing buildings. This can support wider refurbishment, maintenance and development projects involving commercial properties.
