What Is the Party Wall etc. Act 1996?

The Party Wall Act applies when building work affects a shared wall or structure. It also covers boundary walls and excavations within 3 or 6 metres of neighbouring buildings, depending on depth.

You must give your neighbours written notice before starting. If they agree, you can proceed. If not, you’ll need a Party Wall Award — a legal document prepared by a surveyor.
