We recently completed a new project for My Choice Children’s Homes. Acting as Contract Administrator, Party Wall Surveyor and Principal Designer. In fact, we guided the Client through an extensive two storey extension to one of their properties.
Construction

The organisation provides comfortable and safe homes, with non-institutional environments for vulnerable young people. They look after children who display challenging behaviours, including emotional and behavioural difficulties up to the age of 18. The organisation works with individuals to help guide them to independence or return to home or alternative carers. Moreover, they have 9 registered Children’s homes across West and East Sussex and Surrey and we had the pleasure of helping to develop one of their sites.

First, Focus Consulting helped form the contract between the Client and Contractor and managed the progress and financial payments of the project. The project based in Burgess Hill involved a two-storey rear extension to the width of the property. This created two additional living areas on the ground floor and two generous bedrooms on the first floor. Built using traditional construction methods the extension was completed with a painted finish render and clay pitched tile roof.

Next, Planning permission was obtained from Mid Sussex District Council which had several conditions. Focus acted as the agent for the Client and helped get all the conditions discharged, including those for parking and cycle storage provisions. The development also required Focus to act as Party Wall Surveyors and issued three metre notices to the adjoining owners.  Focus then issued the Awards under the Provisions of the Party Wall etc. Act 1996.
Furthermore, Focus provided the organisation with a detailed finishes schedule with careful considerations made to the occupants of the house. There was a challenging roof design which included various pitches and a butterfly style roof with a valley. Despite the build continuing in a turbulent economic period the project was built to a timeframe and budget.
